Our spacious detached house is located in a large garden on the edge of a small village in the protected Vienna Woods Biosphere Reserve, just a 20-minute drive from Vienna. In the immediate vicinity is a large wooded area, and the neighboring village is Heiligenkreuz with its famous 700-year-old Cistercian monastery. The imperial hunting lodge Mayerling (tragedy around Crown Prince Rudolf) and the thermal town of Baden with the approach through the lovely Helenental are within short driving distance.our house was converted to the absolutely environmentally friendly geothermal energy (geothermal energy) in 2026 and is therefore, together with our photovoltaic system, an environmentally friendly and absolutely safe heating and hot water operation. The large and bright living room has double doors to a long south-facing balcony, a dining area with a great view over the green hills of the Vienna Woods, a cozy tiled stove, a piano and a seating area. The house is situated on a slope, so there is a north-facing exit at ground level from the living room onto a small shady terrace and further into the rear garden. This is bordered by hedges and protected from the wind. On the same floor as the living room there is a modern and well-equipped kitchen, a spacious bathroom with bathtub, a toilet and a large north-facing bedroom. Right in the middle of the house are the stairs that lead to the upper floor. There is a central room with two west-facing dormer windows, four smaller bedrooms, a bathroom with shower and a toilet. Each of the four bedrooms has a sloping ceiling and a skylight and a normal window. At the front of the house, the basement has the main entrance at ground level with an anteroom, corridor, boiler room and cellar room, as well as two smaller rooms that we use irregularly as hosts. There is also a bathroom with WC and washing machine, which is available to guests. There is a large terrace in front of the house and the south-facing facade, which also forms the roof of the garage. In front of the house there is also a small terraced garden and a composting facility for organic kitchen and garden waste. There is a cherry tree, two apple trees and several fir trees throughout the garden. The house is in a very quiet location on a cul-de-sac with no through traffic. At the end of the cul-de-sac begins a very large forest area, on whose forest roads you can walk for hours without meeting anyone. The house has some steps, parts of the front garden are not fenced, so it is not safe for small children to move around the property without supervision.
